Visible Safety & Liability Scan
Spot risk before it becomes a claim.
Outdoor property issues can create safety concerns long before they become major problems. Low limbs, blocked signs, trip hazards, broken irrigation components, unsafe washouts, overgrown areas, poor visibility, damaged curbing, and neglected common areas can all create risk for the property.
Florida Property Review Group provides a practical visible safety and liability scan during property review so boards and managers have another set of experienced eyes identifying concerns that should be documented and followed up on.
Important: This is not a legal inspection, engineering inspection, or certified safety inspection. It is a practical visible property scan based on field experience.
Our Role
Florida Property Review Group is an independent review and guidance service — not a replacement for your landscape company, irrigation contractor, property manager, or any existing vendor. Our role is independent review, documentation, oversight, and planning support.
Many safety concerns are simple to document early but expensive or frustrating after someone complains or gets hurt. A low branch over a sidewalk, a broken valve box, a washed-out area, poor visibility at an entrance, or damaged concrete may not seem urgent until it becomes a complaint or incident.
Boards and managers cannot correct what they do not see. Our scan documents visible concerns with photos and notes so the property can review them, prioritize them, and decide what needs contractor follow-up.
We walk the property with a focus on visible safety and liability concerns — sidewalks, parking areas, common areas, entrances, and landscape edges.
Each concern is photographed and noted — low limbs, trip hazards, broken components, erosion, blocked signs, and other visible items.
Items are sorted by how urgent they are and how visible they are to residents, guests, and the public.
We note whether each concern should go to the landscape contractor, tree contractor, irrigation contractor, or another specialty vendor.
A board-ready summary is delivered with photos, notes, and practical follow-up recommendations.
We know what to look for because we have dealt with real maintenance issues, contractor issues, resident complaints, and property concerns. Our role is to help bring attention to visible items before they become larger problems.
